Park Row Tech Center is 42,070 SF of tilt wall office/flex property in the West Houston Energy Corridor Submarket.  Finial Group closed on the acquisition in June 2017. The project has key anchor tenants including the regional offices of Pulte Homes, ThermoFisher Scientific,  a company within the FEI global portfolio, and Spectrum Management.  The project is expected to yield an approximate 20% IRR.

The Shoppes at Westpark is a 19,500 SF retail property in Katy, TX. Finial Group closed on the project in December 2016 and it has a greater than 25% projected IRR as a result of our plan to reposition the asset.

Lakes of Riata in Cypress Texas

Lakes of Riata

A Finial Group related entity acquired Lakes of Riata, a multitenant retail property in Cypress, Texas. The 31,113 SF retail property is located on Barker Cypress just south of Highway 290 and north of Tuckerton Road. It is surrounded by Riata Ranch, Towne Lake, Canyon Lakes Village, Stone Gate and the Bridgeland Community. Finial Group closed on the project in April 2017 and immediately began executing a strategic plan to reposition the asset with significant renovations. Louetta Business Park

Louetta Business Park is 13.5 Acres development consisting of three completed 15,000 SF single tenant industrial buildings and a 6.5 acre land sale to a multifamily developer. The project was initiated in 2013.

125,278 SF NNN Leased Investment in South Houston

13101 Almeda Road is a NNN Leased asset acquired in 2016. The property is ±125,278 SF on ±7.93 Acres and includes ±25,000 SF of above standard, Class A quality finishes and ample parking.

Ergo Genesis Sale Leaseback and Navasota Market Square

Ergo Genesis Sale Leaseback and Navasota Market Square Phase 1 is a 9.1 acre site with a 72,726 building occupied by Ergo Genesis Workplace Solutions, LLC on a 15 year absolute net lease. ErgoGeneis is a well-capitalized private equity owned office furniture manufacturer with a diversified customer base and growing business. The property is located on Highway 6 near Highway 105 in Navasota, TX and provides excellent visibility and access to a major traffic artery. The project was acquired in 2015 with the unique combination of a secured stabilized lease at an attractive cap rate and the upside opportunity to carve out two, approximate one acre each, pad sites for future sale or ground lease as part of Navasota Market Square Phase 1.

Navasota Market Square Phase 2

Navasota Market Square Phase 2 is a 12.56 acre site in Navasota, TX on Hwy 6 near Hwy 105. The site is strategically located with substantial frontage on Hwy 6 which is undergoing the Aggie Superhighway TXDOT construction project with the direct connection to Houston. This site will become the primary retail hub between Texas A&M University’s College Station, TX and Houston, TX.

The site was purchased by a Finial Group related partnership in February of 2016 and then sold exactly one year later in February of 2017 to Sterling Auto Group for development of a new dealership. The project generated a 3x multiple on invested capital in that one year hold period.”

Draper Lake

The Draper Lake property is an all equity speculative land holding acquired in 2012 consisting of 36.05 acres south of Scenic Highway 30A on the northeast corner of Draper Lake in Walton County, Florida. The property has 1,900 feet of frontage on 30A and 1,800 feet of frontage on Draper Lake. One of the largest undeveloped tracts on the south side of 30A, this parcel has enough land to be entitled as a master planned community. The project sold in 2016.

Bell Heights

Bell Heights is an all equity redevelopment project initiated in 2013 and currently in progress that will feed the incredible demand for residential product in the booming Houston, TX Heights area. The property was formerly a single tenant office building occupied by AT&T and is being converted to highly amenitized for sale condos.

Bear Creek Industrial Park

Bear Creek Industrial Park is a 10 acre industrial park in Houston, TX with one speculative 30,000 SF single tenant building originated in 2014 and plans for a second phase with an additional 30,000 SF building. This property was targeted at users that require substantial outside storage and proximity to Houston’s Energy Corridor. The project sold to a user in June of 2015.

8381 Westview

8381 Westview is a redevelopment project that was completed by Finial Group in 2014. The project was designed to meet the demand for neighborhood office near the Memorial area of Houston, TX. Extensive renovations to the existing structure consisted of demolishing all aspects of the building other than the slab and structural steel. The building is now fully occupied and owned in a Finial Group real estate holding entity.

World Houston Business Park

World Houston Business Park is a fee development for Panattoni Development in Houston, TX. The project is a deed restricted industrial park on 10.59 acres with six planned buildings ranging from 12,000 to 24,000 SF. Site work has been completed and construction of a 24,000 spec building is underway.
