Finial Group Continues with Phase II of Independence Business Park
Finial Group, LLC has previously secured customers (Andrew-Jordan Industrial and EquipmentShare) for two buildings in Phase I at Independence Business Park on McHard Road in Houston, Texas. Finial is excited to be breaking ground on Phase II of the master planned, seven freestanding building business park development. The development will be executed in four consecutive phases.
Clearing on the site has been completed and Phase II of the project should be completed by Q3 2021. Phase II will consist of two additional freestanding crane buildings that will include office and will be move in ready. Each building will range from approximately 17,000 – 25,000 square feet in size, with approximately 10% office build-out, will be 10-ton crane ready, and will have grade-level doors.
The 145,185 square foot Independence Business Park, developed by Finial Senterra McHard, LLC, a joint venture between Finial Group and Senterra, has received interest from multiple light manufacturing companies and oil and gas companies. In providing 17,000 – 25,000 square foot spaces, the business park will fill an underserved sector of the market located between Pearland, Missouri City and Sugarland. McHard Road, which Independence Business Park has direct frontage on, has completed construction to widen from 2 lanes to four lanes with a turning lane.
