Finial Group Reveals Independence Business Park Plans
Finial Group, in conjunction with Senterra LLC, has purchased an 18.95-acre site on McHard Road located in Southwest Houston within close proximity to Beltway 8, Fort Bend Toll Road and State Highway 288. The site was purchased for a planned seven-building (light-industrial) warehouse and office development. The proposed business park will be developed in four consecutive phases.
Clearing of the site has commenced and Phase One of the project should be completed by Q3 2019. Phase One will include two buildings on the southwest corner of the property. Buildings in the development will range from 17,025 – 27,030 square feet in size, will have approximately 10% office build-out, will be 10-ton crane ready, and will have grade-level doors. Custom building sizes and build-outs are available on a build-to-suit basis.
The 145,185 square foot Independence Business Park has already received interest from multiple light manufacturing companies and oil and gas companies. With the location being situated between Pearland, Missouri City and Sugarland, the business park will fill an underserved sector of the market by providing 17,025 – 27,030 square foot spaces. McHard Road is currently under construction to widen from two lanes to four lanes, with a turning lane – adding valuable access to the site. This road construction is scheduled to be completed prior to the completion of Phase One.
