Finial Group Announces the Third and Final Phase of Independence Business Park
Houston, TX. Finial Group recently executed new leases in Building 4 (18,525 square feet) and Building 8 (25,400 square feet). We would like to thank both Gary Lawless of CRESA and Josh LaRocca of Avison Young for representing the tenants.
Phase III will consist of three new freestanding buildings with spec office space. Buildings 2, 6, and 7 will be 18,525 square feet, 25,425 square feet and 46,378 square feet respectively. Each building will be completed with approximately 10% move-in ready office space, crane capabilities, heavy power and outside storage. Building 2 will have a combination of dock-high and grade-level loading, while buildings 6 and 7 will be strictly grade-level loading.
Independence Business Park, developed by Finial Senterra McHard, LLC, features 145,185 total square feet of industrial and office space. In providing 17,000 – 46,378-square-foot spaces, the business park will fill an underserved sector of the market located between Pearland, Missouri City and Sugarland. Independence Business Park has direct frontage on McHard Road, which has expanded from two lanes to four lanes with an additional turning lane. Phase III of Independence Business Park is expected to be completed in Q3 2023.
