Finial Group Completes Multi-Phase Industrial Development at 6811 McHard Road in Houston, Texas
Houston, Texas – Finial Group is proud to announce the successful completion of its multi-phase industrial development at 6811 McHard Road in Houston, Texas. The project spans 20 acres and includes seven freestanding buildings totaling 169,860 square feet, developed in three distinct phases over the course of five years.
Finial Group acquired the site in 2019 with a plan to deliver high-quality, freestanding industrial buildings designed to meet the evolving needs of users and investors alike. The development was spearheaded by Dylan Schopper and supported by team members Jason Gibbons, William Alcorn, and Tyler Holt.
Phase I: Delivered 2020 – The first two buildings were completed in 2020, shortly before the height of the COVID-19 pandemic. Despite market uncertainty, Finial Group quickly sold both buildings to users—EquipmentShare and AJI, Inc.—underscoring the firm’s ability to execute in even the most challenging market conditions.
Phase II: Delivered 2021 – Construction of the next two buildings began shortly thereafter and was completed at the end of 2021. Finial Group successfully leased both spaces—one to Precision Manufacturing and the other to TradeBlock Inc.—demonstrating strong ongoing demand for well-located, functional industrial product.
Phase III: Delivered 2024 – The final phase broke ground at the end of 2022 and was completed in late 2024, delivering three new buildings. Finial Group secured leases with Star Services Inc. and Insu-W-Rapid Americas LLC shortly after delivery. The team then facilitated the sale of the leased assets to an investor and identified an owner-user to acquire the remaining vacant building—effectively closing out the development with a full lease-up and disposition strategy.
From land acquisition and infrastructure development to leasing and final asset sales, Finial Group managed the project end-to-end with strategic vision and precision. The successful delivery of 169,860 square feet of industrial product at 6811 McHard Road stands as a testament to Finial Group’s fully integrated approach and continued leadership in the Houston industrial market.
