Herin Family Investments Ends the Year with Six Deals in Three Months

Houston, Texas. Finial Group assists Herin Family Investments (HFI), the parent company of Three Diamond Capital Holdings, in kicking off their new real estate investment fund by completing five acquisitions and one disposition within Q421.  HFI plans to continue their real estate investment platform moving into 2022 and beyond by targeting value-add and stabilized industrial assets across all major Texas industrial markets, with a long-term plan of expanding into more states in the Southern United States. Located at 15331 – 15342 Vantage Parkway in Houston, Texas, the North Houston industrial park stands as HFI’s largest acquisition of 2021. The property consists of nine buildings totaling ±190,214 square feet on ±15.83 acres of land. Horsepen Creek Business Park

Located at 14323 – 14423 FM 529 in Houston, Texas, the Northwest Houston business park plays a key role in HFI’s strategy to diversify the tenant mix and building size in the portfolio. The acquisition consists of seven buildings totaling ±46,800 square feet on ±6.39 acres of land. Jack Gaffney with Finial Group represented the buyer, Three Diamond Capital Holdings, in their purchase from H&B Development and Construction, LP.

 

11505 Todd Street

Located in the Northwest Industrial Submarket in Houston, 11505 Todd Street is conveniently located near Hempstead Highway, US-290, Beltway 8, and I-610. The +21,820 SF manufacturing building is located in a key infill location on +2.20 acres of land. Doc Perrier and Jack Gaffney with Finial Group represented Three Diamond Capital Holdings in their purchase from One Todd VHJT, LLC.

 

10692 Haddington

10692 Haddington Drive is a +26,737 square foot industrial space in the Northwest Houston Innerloop submarket. HFI executed a 10-year sale-leaseback with the seller, Lighting Associates, Inc. Chase Tucker and Jack Gaffney with Finial Group represented Three Diamond Capital Holdings in their purchase from Cypress Creek Interest LLC.

 

6942 Signat Drive

Located in the Northwest Industrial Submarket in Houston, 6942 Signat Drive is conveniently located near FM 529, US-290, Beltway 8, and I-10. The +10,400 SF manufacturing building is located on +0.82  acres of land in master-planned industrial park. Doc Perrier, Chase Tucker and Jack Gaffney with Finial Group represented Three Diamond Capital Holdings in their purchase from RAH Santa Fe, LLC.

 

Herc Rentals Portfolio

The Herc Rentals Portfolio is a four building, fully leased equipment rental portfolio located in Texas and New Mexico. The property totals +32,500 square feet on +17.70 acres, with an impressive 4.22% coverage ratio. All four properties were built in 2018 or later and are fully leased with a 9.5 year WALT to Herc Rentals (NYSE: HRI). Jack Gaffney with Finial Group represented Three Diamond Capital Holdings in the sale of the portfolio to WMP ONE TX, LLC.
